How dare you mention the S word so early! Although you're correct, something is wrong with Tuesday's forecast!

I purchased the house next door to ours about 9 months ago, complete gut, now at point of completing plumbing/electric rough in. Got a package deal on roofing both houses are being done now. We live in an urban area where houses are close together and lots are small (houses from 1910's), so bought the house next door, plan to rent it out, then build a two car garage on this property but keep it for myself. Have 1 car at our house so total of 3 spots.

Once electric/plumbing are done and inspected, with roof done I will be dealing with insulation. Want good insulation but with it being a rental there's a limit to what makes sense. Had planned on doing spray insulation on 3rd floor walls and underside of roof. One company said they would only use open cell as it is water permeable, if there's a roof leak it will come through the insulation and show on the drywall. Negative is open cell isn't as good of an insulator. Other contractor only would use closed cell because of R value and said roof shouldn't leak, correct but it could and if it does the water will take an extremely long time to get through the lumber, likely with a lot of wood damage.

Any thoughts?

Thanks for the kind words!

This is the link to the fireplace unit on Wayfair. its reasonably priced and produces great amount of heat. Doesnt have electric ignition like the fancy ones but i ran conduit anyway in event i want to upgrade later,. This one has ignition on battery and super easy to operate. I also fabbed up a custom aluminum cover for the top so i can use the firepit as a table due to such small amount of space in the sideyard.

Here is a quick pic of the kitchen

Silestone: dddd Just check if it's the original ...; -d has been dealing with kitchen stone for 20 years. Currently, you can buy identical fakes from China for $ 40-80 per square meter

Very nice. Similar look in the pic to the Cambria quartz we used in our master bath. (I can’t remember the design style of the Cambria right now.)

I have some tall walls and i want to cover with vines. WHat's the best way to have them creep up the wall? I have wooden trellises but i think they are not professional/finished enough looking for me. I have seen those metal wirings used but they seem to be prefabricated.

So my question is what are people using to cover walls with vines? Prefabricated metal trellises or manually wired walls?

Really depends on what vines you want to creep. Some of them actually attach into the wall and can be destructive so make sure you do some research. Some of them do not need anything aside from a wall itself, and others will use something as simple as fishing line or twine (something that doesn't stick out before the vines take over)

Starting to see some progress on the house. Front patio poured. TNG, siding, and roof soffits started. They're working on HVAC, electrical, and plumbing now.

You gonna paint or stain/seal that cedar tongue-in-groove? What material are you using for the soffits?

Looking good!
