Go find a low-cost financial adviser (preferably fee-only, none of that commission BS) or DIY and invest in low-cost index funds that capture the US and global markets....no quick returns on that, but 8-15 years will make for some very nice returns. 15-25 years, will be even better..

investing in real estate has worked well for me. i'm familiar with my local markets and use several websites to search (redfin, zillow, etc.). i'm getting really good at determining costs (mortgage, taxes, HOA dues, current interest rates, and likely rents). there are tons of websites that allow for specific searches of properties available for rent, and they are a great tool to use to determine prospective rents after estimating total monthly costs.
it costs me nothing but some time on a computer, and i have fun strategizing. sure there are some risks, but they are calculated risks. both properties rent for more than my total monthly costs. i'm not going to get rich off the monthly profits, but it provides some instant gratification while enjoying long-term appreciation. i manage my property myself and don't mind the occasional text about a broken water heater or whatever. its a minimal effort for a great reward, and i enjoy the responsibility. i appreciate your input and reference to index funds and companies like vanguard. i have 10% of my income going towards a 457 plan, and i can do a little more, or maybe split 7% towards my 457 and the other 7% towards index funds. i really do have to sit down with someone familiar with such opportunities and pick their brain. seeing money make money and being able to use it without penalty would be very exciting (all my other plans are for retirement age withdraw).

renovation took a little longer than expected, and we only went a little over budget, but i'm happy. the quality materials in the renovation and fair rent got this condo rented to a great tenant that appreciates it.

My first "investment" was a triplex where I lived in one unit, bought in 2000, sold in 2006. Old, run down house in good neighborhood. Two other units paid the mortgage and I worked on it for 6 years, slowly making it into a nice house. Turned upstairs back into a house with a lower unit rental. While an investment it was also a long term part time job. If you took my time as worth zero I made a huge return on it. I would strongly recommend the 3 apartment building, live in 1 to someone that wants to get into a first house (down payment isn't normally as bad for the rental property if it will be your primary residence also.)
Now max out my wife and my 401k's at work and rest goes in Vanguard. Mostly low cost index funds spread through large company, small company, bonds, developed international and emerging international funds (not evenly spread). Nothing glamorous or exciting but I feel that with all of the true experts working night and day trying to figure out what the best stock investments are my chances of beating them (the market) long term is very small. The number of these experts that actually do beat the market long term is also very small. I believe only about 21% of actively managed funds beat index funds, if it was that easy to beat the market the number would be much higher.

Lol so this is sort of funny, but I spell it differently depending on who I am talking to. Certain clients I say Advisor to and certain ones I use Adviser, in fear of them thinking I don't know how to spell.

My buddy used to invest in the Victorville area after the housing crisis and it was dirty cheap, bought a few and sold it a while back for some nice profits. He probably held on to those houses for 2-3 years tops. Interested to hear where your property location is if you dont mind sharing.
