Seem like 2 types of grass

Thick and green will take time. My back yard turned to crap so I'm on the same quest.

I'll be:
1. Putting down bifenthrin & watering it in
2. Spraying for weeds (going w/ Q4)
3. Putting down humic acid & watering it in
4. Core aerating
5. Putting down fert
6. Overseeding
7. Watering to keep the seeds damp

What state is your yard in now?

For bare spots, a little top soil + seed will work. Or scuff up the dirt in the bare area and work the seed in.

I get my lawn dethatched and aerated in the Spring. My contractor should be doing the overseeding using his trench machine in the coming week.

Now that the Sedums "Autumn Joy' have expended their pollen reserve, the bees are now active on the late blooming Asters. I have hundreds of them in all the beds. Asters are essentially the 'Last Call' before Winter sets-in. The colony has been very healthy this year.

here to vent but i wanted to hear your guy's opinions. my wifey thinks i really need to think about how to approach the situation without ruining any friendship i have with my neighbor. anyways not trying to be a D here but my next door neighbor whose been trying to get his lawn like mine i've been guiding him for the past 3 years on what needs to be done and his lawn finally looks great. However, the issue i'm having is i went through trial and error with my own lawn and i've invested on equipment to make the job easier since i'm on about .75 acre so having equipment for specific jobs really helps. so i spent and invested in a dethatcher, lawn aerator and a lawn sweeper. these equipment takes up alot of space in my garage but i'm fine with that as that's part of being a lawn care nut. now, my neighbor always wants to borrow my equipment and at first it was fine because i'm a good neighbor. i didn't mind for the first couple of years but this year it's like i say to myself, dude you and your wife make good money don't you think maybe you should invest in your own equipment since it's apparent you're into lawn care? i had to invest and i had to sacrifice my garage space since HOA won't allow us to have a shed in the backyard. He has yet ever mentioned about one day he will buy his own. i mean, i would feel embarrass year after year always borrowing my neighbors stuff but maybe there's people out there who don't think that?

so i'm not sure how to go about this without coming off as a D if you know what i mean? Fall is here and i already see the leaves all over the lawn and i know any day now he's gonna text me "hey, can i borrow your lawn sweeper?" just like with any equipment it takes wear and tear and i'd like my stuff to last. am i over reacting or does my neighbor have no shame when it comes to borrowing things? i appreciate any advice

I believe the only way you are going to stop the borrowing is to simply say, "No."

After that, point them to a tool rental company.

In those instances I always propose a question.

"Have you considered buying your own?"

May be a bit passive aggressive, but the stance is made and their response tells all.

Tell him the last time he borrowed it came back broken, and you discovered it the next time you went to use it. Hence the end of free stuff going forward.

Tell him it`s broken when he asks you if he can borrow it. I`ve lend out power tools and garden tools to friends, family and neighbors and they almost always come back broken or smelling like they are about to burn out. Which they do 99% of the time the next time I go to use them. I never forget, I borrowed a sander from a family member about 30 years ago when I was redoing the hardwood floors on my first house, and it already smelled like it was on it`s last legs, the thing burned out the first day, and I had to buy him a brand new one, from then on I bought my own power tools and lawn equipment. I never borrowed any power tools from anyone else anymore, I figure it`s cheaper to buy my own instead of borrowing it and then I have to return a brand new one which I could`ve had for myself. I lend everything out also, but the last 2 times they came back broken, so now I just say it`s broken when someone that I don`t know well ask to borrow something, good luck.

Find something of his to borrow every time he borrows something of your抯 even if you don抰 want to use it. Then don抰 return it until he asks. He will catch on.

Gah, that's a tough one... I have the opposite problem (if you can even call it that). My neighbor has all the tools and knowledge and insists on improving whatever it is he's done on his lawn, to mine as well

If I was the one borrowing though, I'd insist on completing the same work on the lenders lawn. As the lender, that would be a win/win IMO.

Took advantage of a rare warm and windless November day to finish cleaning my flower beds and empty my pots while my contractor was giving the lawn its last haircut. Used the pressure washer on all the lawn furniture and stored everything in the shed. I added the tents over the fragile Dwarf Sumacs.

The yard looks so sad... The forecast calls for snow next week.

Hhhm, tell him now that the free two year trial is over, there's a rental charge and possibly a maintenance charge for any future use - in addition to the new rental charges. This approach does two things: A) You look charitable due to the recognition of the two year extended free trial. B) The neighbor gets an 'opportunity' to reflect on his free loading behavior - or just accept the new rental use charges as well as the future maintenance charges (or back dated charges). You could also use psychological projection and simply start asking to borrow his equipment and exploit the equity you have already built up by allowing his borrowing of your equipment free for two years. Perhaps borrowing his car, boat, or something else for a month or so - free of charge - would be an equitable reciprocity request.

I don't see any broadleaf weeds to be treated in your pictures. Only "weed" i see is the goose grass/crab grass (cant tell in the picture) thisnosnt going to be killed with a selective herbicide like 24d. You will have to kill it off with a non selective herbicide like roundup and than repair the turf with seed or sod.

From the pictures it looks like soil compaction and water absorption/distribution are your challenges. Aeration (apply gypsum after), adjusting sprinklers for match precipitation, and a shot of ammonium sulfate(21󪧤) are what it appears you need to get the grass going in addition to the goose grass control.
