Will these 21inch x5 rims fit?

Found these x5/x6 rims for sale was planning on using for winter tires. Im on stock suspension. has anyone tried this? will this fit over brakes or rub?.

BMM Dark Orbit Grey Y-Spoke 21"

Front tires – Pirelli PZero P275/40R21
Rear tires - Pirelli PZero P315/35R21

5x112 bolt pattern with 66mm hubs.

The wheels are actually a higher offset of -40mm or so than the G87 -20mm wheels, so would require spacers, but the only available tyre size that will be the correct diameter to fit 21" wheels is 275/25-21. There aren't any winter tyres available in that size.
