What is your cap cost (your price)? If you're asking if your lease against MSRP is good then no.

Not a good deal at all.

Contact member "Golffrr" on M3post. He is the internet manager for Steve Thomas BMW. He will find a car for you or help you order one.

He will be able to do 36/month lease for about $50 less a month, with zero down. Only first payment and registration due at signing.

Your best bet is the 27 month lease with the higher residual (71%). Your payment including 9.5% SF tax would be around ~$635/month (with zero down).

Compare it to mine...

Le Mans blue
Black interior
Convenience package
Navigation
Heated seats
Manual trans

I put $2500 down, 10k miles/year and got a 27/mo lease deal at $682/mo...or if I switch to the 36/mo the payment will be around 725
